A modified container skips the build-out entirely — the insulation, electrical, shelving, or structural work is already done, and you're buying a finished product rather than a shell plus a renovation project. That convenience shows up in the price: a converted office or bar/kiosk unit costs several times what the base container alone would run.

The math still tends to favor buying finished over converting yourself once you account for contractor time, permitting, and the risk of a DIY build going over budget — particularly for office and home-shell conversions where electrical and insulation work benefits from being done right the first time. For simpler needs, like adding shelving to a storage unit, the premium over a base container is small enough that finished almost always makes sense.
